Municipal Lien Search

This report will provide you with information on any unrecorded liens on a property. Our full lien search includes Tax information, code violations, special assessments, open or expired permits and utilities.

Property Taxes

We provide a snapshot of the three most recent tax years. The report will provide any delinquent taxes owed, issued tax certificates and provide the current amount due when applicable.

Special Assessments

Our Municipal lien search report searches for any special assessments placed on a property by the municipality. Our report includes payoff information for both recorded and unrecorded special assessments good through 30 days from the initial request.

Code Violations and Liens

We obtain information on and code violations on a property. These violations can be unrecorded until such time the municipality decides to file a formal recorded lien.

Open expired permits

We obtain a report from the municipality regarding any open or expired permits or fees due as a result of a building code violations.

Utilities

We report the current balance and any liens due to all utility providers who lien on properties for unpaid bills.

HOA Information

If you only need the information regarding the Associations for your property. We will provide you with the names, contact information and how the estoppel letter needs to be ordered.

Estoppel Letters

We will take the work out of getting this necessary documents for your closing. Our service will upfront all fees, determine all of the associations for the property, contact the associations and provide you with a comprehensive Estoppel report for your closing.
